HOOD, Associate Judge.
On March 24, 1947, Mrs. Hilbert, hereinafter referred to as the seller, individually and as guardian for three minors, entered into a contract for the sale of dwelling property to Mr. O’Donnell, hereinafter referred to as the purchaser. Because of the minors’ interests the contract required approval by the United States District Court for the District of Columbia and such approval was obtained July 21, 1947.
