This suit arose out of a rental contract of what is known as the “Worth building” in the city of Fort Worth, in which John Scharbauer was lessor and D. F. Min-ney was lessee. The contract was dated August 28, 1922, and is quite lengthy, covering some 14 pages of typewritten matter. By the terms of the contract the lessee agreed to pay a monthly rental, in advance, of $1,400, and the life of the contract was 20 years, making the total rental to be paid $336,000.
