OPINION

PAUL PRESSLER, Justice.

Appellee sued for damages resulting from its eviction from the West Oaks Central Shopping Center. Following a non-jury trial, the trial court awarded the appel-lee actual and punitive damages and attorney’s fees. We affirm on liability, modify the award of attorney’s fees and reverse and remand on damages.
