According to the agreed statement- of facts in this case, the appellee, Moritz Grossman, leased the store and basement at 1440 East Payette Street, Baltimore, to Harry B. Bogash and Clara Bogash, his wife, for the term of five years beginning January 1st, 1928. On -May 24th, 1932, the lessees gave a mortgage to the appellant, Merit Loan Service, Incorporated, of certain chattels on the demised premises- to secure the payment of $300.
