The above captioned related actions to quiet title are before the court en banc on plaintiffs’ exceptions to the order dismissing the complaints following a consolidated nonjury trial before Shaulis, J.

The actions seek to establish right-of-way easements (appurtenant to plaintiffs’ land) across certain alleys laid out on a plan of lots (Punter Plan) which includes the land of plaintiffs Balog and of defendants Sheets, and across a strip of land located adjacent to the Punter Plan which connects with the plotted alleys in the plan.
