SARTAIN, Judge.

The parties to this action are asserting rights to a tract of land and the improvements situated thereon known as Como Plantation which is located northwest of St. Francisville in West Feliciana Parish. Also at issue is the ownership of certain furniture and household items located in the plantation home. Prior to January 21, 1961, the property was owned by Mrs. Mary Brandon Wood. On that date, by an authentic act of donation, she gave the immovable property, excluding the contents of the house, to her granddaughter, Lacy Brandon Petersen.
