After a fire destroyed a commercial building *206(property) owned by John M. O’Connor and insured by Merrimack Mutual Fire Insurance Company (Merrimack), a dispute arose between them concerning the methodology used by Merrimack to value the loss. O’Connor then brought this action against Merrimack asserting numerous tort and contract claims as well as violations of G. L. c. 175, § 181, and G. L. c. 93A.
