In February, 1930, Theodore Gelderman and his wife made and delivered to one Bork a negotiable promissory note -in the sum o>f $4,900, which note was secured by a first mortgage upon certain land located in Minnehaha county, S. D. The mortgage was duly recorded in the office of register of deeds of Minnehaha county. In August, 1930, Bork for a valuable consideration transferred the note by indorsement and the mortgage by assignment to Jessie Langman. This assignment was placed on record.
