Jairo Diaz and Delsy Diaz (“Appellants”) appeal the final judgment of foreclosure rendered against them and in favor of Appellee, Wells Fargo Bank, N,A. (“Bank”), following a bench trial. Appel lants raise two arguments. First, they contend that the trial court erred in admitting into evidence the loan payment history through Bank’s sole witness at trial because the witness was not competent to testify. Second, Appellants assert that the trial court erred in denying their motion for involuntary dismissal because Bank failed to comply with certain conditions precedent to bringing suit.…
