This case requires us to decide the extent and specificity of a lessee’s obligations under a lease that had been assigned to another party with the consent of the lessor. The lessor, Water and Way Proper*662ties (plaintiff), brought this action against the lessee, Coltec Industries, Inc. (defendant), and the assignee under the lease, Colt’s Manufacturing Company, Inc. (Colt),1 to recover unpaid rent and utility charges due under a lease agreement.
