This suit was brought by the appellee, J. K. Grist, against appellant, J. C. Penny Company, Inc., in one of the district courts of Jefferson county, to recover a brokerage commission for the sum of $2,292, with interest thereon at the rate of 6 per cent, per annum from June 22, 1925, which appel-lee alleged was due him by appellant for services rendered by appellee as a broker in securing and procuring for appellant a lease on a certain store building in the city of Beaumont, Jefferson county, Tex., from one L.
