Affirming.

In 1913, T. C. Rose was the owner and in possession of a tract of land containing 250 acres, more or less, *237which lie divided among his three sons, John Bose, Charles C. Bose, and Jesse M. Bose. He executed a deed to each of them for his portion of the farm, retaining unto himself, however, in each deed, “full control of said land, mineral, oil, timber, etc., his lifetime.”

After these deeds had been delivered and recorded, and on the 9th day of February, 1916, T. C. Bose, his three sons and their wives jointly executed and delivered to one A. C.…
