OPINION

SUSAN LARSEN, Justice.

This appeal concerns the validity of a warranty deed, executed by an independent executrix to herself individually, where the deeded property had been devised to her under her grandmother’s will. American Finance and Investment Company and John Trien, subsequent purchasers for value, appeal the probate court’s order setting aside the deed and returning the property to the estate. For the reasons set out below, we reverse the trial court and vacate the order.
