OPINION
FAY, Chief Justice.
This is an appeal from a Superior Court judgment directing a verdict for the defendants, Robert E. and Paula Briskin (Bris-kins), and in favor of the plaintiffs, Richard Grant, Robert Davidson, and Frank Oli-veira (Oliveira), doing business as 177 Associates (177 Associates), on the Briskins’ counterclaim. The trial justice found that because 177 Associates did not possess written authority to enter the five-year lease agreement, the statute of frauds rendered the lease void ab initio.
