Pearl V. Alcorn brings this appeal from a judgment of the Circuit Court of St. Charles County in an interpleader action involving the proceeds from the sale of a piece of residential property situated in St. Peters, Missouri, instituted by Robert L. Hawkins, the plaintiff. Hawkins sold the property at a foreclosure sale as the sue-*38cessor trustee under a deed of trust executed by Bill J.
