I

This is an action to foreclose on real property. Plaintiff Harley J. Robinson Trust (the Trust) sued Ardmore Acres, Inc. (Ardmore), the United States of America, the' State of Michigan, 1 and the Michigan Employment Security Commission, all of which claim an interest in the real property. The Trust guaranteed a loan from Comerica Bank (Comerica) to Ardmore, which was secured by a mortgage on the real property. The Trust says that because it satisfied its obli gation as guarantor, it is entitled to foreclose on the real property.
