Appeal from a judgment of the County Court of Schoharie County, entered September 4, 1970. Harriet Bartholomew Coons was the owner in fee of a farm located in the Town of Middleburgh. On January 25, 1957, pursuant to a contract made on July 22, 1949, she conveyed the farm to her son, George Bartholomew. The deed contained the following language: “Reserving, however, to the party of the first part, the right, as long as she shall live, to occupy *644the house on the premises above described.” George thereafter died and on March 2, 1961, Claude Bartholomew, the petitioner herein, purchased the farm…
