Appellant brought this suit to compel specific performance of a claimed contract to lease to her for a term of years a certain flat in a flat building owned by appellee, Knapp, which appellant was and had been for some years occupying as a tenant and for which she was then and had been paying thirteen dollars per month rental, and which the said Knapp was to keep in repair.
