ARNOT, Chief Justice.

William Carl Pfluger and LuNeil Stribling, Independent Executrix of the Estate of Stanley C. Stribling, Deceased, (hereinafter referred to as the Pflugers) agreed to sell the surface estate of a ranch in Nolan County to James H. Clack and his wife, Barbara Culver Clack. The Pflugers and the Clacks executed a standard contract of sale. 1 The contract provided that the Pflugers would furnish an owner’s title policy.
