SPERRY, Commissioner.

This suit was instituted by plaintiff, a Missouri Corporation engaged in the real estate business, against Fred and Elyza-beth Schell, husband and wife, defendants, to recover the reasonable value of services rendered to them in procuring a 99 year .lease on their property for a rental of $3,-600.00 per year. Upon motion, the cause was dismissed as to Fred P. Schell, and the jury returned a verdict of $4,000.00 in favor of plaintiff and against Elyzabeth H. Schell, known herein as defendant. From a judgment thereon, defendant appeals.
