Empire Beauty Salon, Inc. (“Empire”), Robert E. Hernandez (“Hernandez”), and Salon Dominicano & Associates Corporation, under the trust known as Empire Beauty Salon 4401 East Colonial Family Land Trust (“Salon Dominicano”), appeal the summary final judgment awarding damages against Empire for defaulting on a promissory note and foreclosing a mortgage on real property used to secure payment of the note.1 Appellants have raised eight issues on appeal.
