The death on 16 February 1969 of Letitia N. Lee terminated her rights as beneficiary in a farm of some 193 acres in Howard County conveyed in trust by her mother in *1671914. Upon Mrs. Lee’s death it became the duty of Mercantile-Safe Deposit & Trust Company, the trustee, to have the property appraised by two or more disinterested and qualified persons, and to offer it at private sale, at 90% of the appraised value, to each of Mrs. Lee’s children, one by one, in the order of their age.
