SPEER, Justice.

Appellants, G. W. Baker and wife, Martha C. Baker, instituted this suit against ap-pellee, L. B. Hamilton, Jr., in the District Court of Montague County, Texas.

By what they term a modified form in trespass to try title, appellants sought to have the cloud of an outstanding oil and gas lease removed from their title to a described 230 acre tract of land.
