It is conceded by tbe pleadings and evidence in tbis case tbat, in November, 1890, tbe plaintiff sold to tbe defendants a part of lot 1, in block 3, of tbe city of West Plains, and tbat said lot, altbougb somewhat irregular in its shape owing to an offset in tbe middle of its southern line, bad a frontage of seventy-four feet by a depth of one hundred and seventy-three feet.
