Lizzie Quinn sued Key Math-ers to cancel a deed on the ground of forgery and to quiet title.

Plaintiff contends that the evidence establishes the following facts: 'Some 25 years ago she and her husband, Henry Quinn, were tenants on a 160-acre farm in Carter county owned by the defendant, Key Mathers, and her husband, James Mathers; that on June 26, 1913, James and Key Mathers executed a memorandum agreement whereby they agreed to sell the property to Henry Quinn for the sum of $3,000, payable in the following manner: $1,000 in cash, $1,000 by the assumption of an existing mortgage, and $1,000…
