BROWN, Judge.

[1] Michael and Chassidy Pike appeal the trial court’s grant of summary judgment in favor of Conestoga Title Insurance Company. The Pikes raise two issues, which we consolidate and restate as whether the trial court erred in granting Conestoga’s summary judgment motion. We affirm.
