I. In March, 1911, the appellant conveyed to the appellees one hundred and sixty acres of land in Harrison county. The transaction was the result of a trade, in which there was conveyed by the appellees to the appellant a section of Canada land, on which the Caves with one Hildreth were at the time residing. Being a trade of lands, the valuation fixed as the basis of the exchange and adjustment of the difference was not the fair market value; but as shown by the evidence, there was that lifting in price which is usually incident to such transactions.
