Prom a judgment in favor of defendants after trial before the court without a jury in an action for specific performance of an agreement for the sale of real property, plaintiffs appeal.

The undisputed facts are these:

In September, 1945, plaintiffs were shown certain real property belonging to defendants by a real estate broker.. Some two or three weeks later plaintiffs called upon another real estate broker, Mr. W. H.
