Affirming.
On February 6, 1923, Z. T. Hall, a single man, conveyed to his niece, Rena Drake, a 200-acre farm lying on Red river in Powell county. The consideration was an agreement by the grantee to feed, clothe, and furnish the grantor with the necessary medical attention during his lifetime, pay his burial and funeral expenses, and do all things reasonably necessary for his comfort and happiness.
