This is an action to recover one month’s rent of an apartment in a duplex residence in Kansas City, Missouri. The record discloses defendant was a tenant of the premises under the terms of a written lease for a term of one year from October 1, 1924. The lease was executed September 2, 1924, by defendant and one Soeder, the owner. The rent reserved by the terms of the lease was $1,680 per year, payable at the rate of $140 per month in advance.
