Margaret Downey died testate in January, 1892, having executed her last will and testament December 20, 1890, which contained the following devise:
“After paying all of my funeral expenses and just debts, I hereby give, devise and bequeath to my beloved son, Joseph Downey, of Aurora, a certain lot and house I now own, at the corner of State and Kane streets, in the city of Aurora and State of Illinois..
