MORENO, District Judge.

Plaintiff Shell Oil Company owns a ground lease at 5 North Federal Highway in Deer-field Beach, Florida, upon which a service station is located. In 1995, Shell and Defendant A.Z. Services, Inc., entered into a five-year 1 contractual relationship through two written agreements, entitled “Dealer Agreement” and “Motor Fuel Station Lease,” which together established a petroleum franchise relationship within the definition of the Petroleum Marketing Practices Act, 15 U.S.C. § 2801, et seq.
