Appellee, a corporation, instituted this suit against appellants to recover what it claimed as unpaid rent. The cause was tried to a jury, submitted on special issues, and resulted in a judgment being rendered for appellee for $1,105, together with a foreclosure of its landlord’s and contract lien.

The record shows that in July, 1922, appellants Clark and Chinski rented a store building in Dallas from appellant, agreeing to pay $350 a month for a period of five years. The contract retained a lien to secure the rent on all the goods, wares, and merchandise as well as the furniture and fixtures…
