MEMORANDUM OPINION AND ORDER

The debtor, 1880 Superfine Lane, Inc., is a 45-unit condominium complex. It filed a Chapter 11 case on May 13, 1987, and succeeded in having a plan confirmed on September 30, 1987. On October 14, 1989, its remaining nine units were sold at auction. This contested matter concerns a dispute as to whether 1880 Superfine Lane Condominium Council is entitled to any of the proceeds of sale.
