This is a petition in error and presents for review a judgment from the district court of Pierce county. The essential facts as they appear from the pleadings and proofs are as-follows: On the 29th day of September, 1876, R. S. Lucas, late of said county, conveyed by warranty deed to his wife, ■ Ada W. Lucas, the south half of the northwest quarter .and the north half of the southwest quarter of section 34;. the north half of the northwest quarter and the norih half .of the northeast quarter of section 35; the undivided one-half of the north half of the northeast, quarter, and the south half…
