This matter comes before the Court on the appeal filed by Appellant Ursa Development Group, LLC (“Ursa”). Ursa appeals from the January 18, 2011 Order entered by the United States Bankruptcy Court for the District of New Jersey (the “Bankruptcy Court”) in the bankruptcy adversary proceeding 1200 Grand Street Condominium Association et al. v. 1200 Grand Street Urban Renewal, LLC et al., No. 09-1465(DHS).
