MEMORANDUM OPINION AND ORDER

HAIGHT, Senior District Judge:

This diversity action arises out of a dispute as to the proper interpretation of a real estate lease between plaintiff law firm, Hert-zog, Calamari & Gleason (“HC & G” or “the firm”) and defendant Prudential Insurance Company (“Prudential”), the owner and landlord of the property.
