Cross appeals from a judgment of the Supreme Court (Teresi, J.), entered December 18, 1997 in Albany County, upon a verdict rendered in favor of plaintiffs.

Plaintiff Media Logic, Inc. leased approximately 8,800 square feet of office space at a building owned by plaintiff Robert Joel, located in the City of Albany. In September 1992, a fire caused extensive damage to the area occupied by Media Logic and its contents.
