Ingham S. Roberts brought this suit against T. J. Atwood and Ida L.- Atwood, the facts at issue being, substantially: That on the 18th day of February, 1911, he conveyed by warranty deed to Alice Stratmann three acres of land, and including within its metes and bounds a strip of land on the north side of said three-acre tract of the width of 30 feet, and a strip of land along the south side of said three-acre tract of the width of 60 feet.
