OPINION
MALONEY, Justice.
Marion N. and Frank L. Crowder petitioned the court for declaratory judgment and sued Benchmark Bank for wrongful foreclosure and breach of contract. The Crow-ders appeal the trial court’s grant of Benchmark’s summary judgment motion and denial of their summary judgment motion.
