DECISION AND ORDER

HOWARD C. BUSCHMAN, III, Bankruptcy Judge.

340 East 93d Street Corporation (“Mov-ant”) seeks an order deeming three proprie tary leases between Roy Lippman, as lessee, (“Debtor” or “Lippman”) and the Mov-ant, as lessor, rejected pursuant to 11 U.S.C. § 365(d)(4) and vacating the automatic stay of section 362, 11 U.S.C. § 362. In the alternative, the Movant requests an order directing payment of all post-petition maintenance charge arrearages. The Debtor objects to these requests.
