Third-party defendant International Paper Company (IPC) *266entered into a lease agreement with the landlord, defendant W.R.C. Properties, Inc. (WRC), for certain floors at the premises, including the 44th floor. Thereafter, IPC retained the services of a cleaning service, defendant Allied Maintenance Corp. (Allied).
