OPINION

FENDER, Chief Justice.

Appellants J.L. Huffines, Jr., James Huf-fines, Ray Huffines, Phillip Huffines, and Donald Huffines, plaintiffs in the court below, sued appellee, Swor Sand & Gravel Co., Inc., for breach of a sand, gravel, rock, and clay mining lease. After a jury trial, the trial court entered judgment for appel-lee. Appellants appeal the take-nothing judgment.

We reverse and render in part, and we reverse and remand in part.
