Emma Lee Vaughan, being the owner of a four story and basement brick building in the city of Richmond, leased the same as a factory and storage plant to the Mayo Milling Company for one year from October 1, 1915, at an agreed rental of $2,000. The lease was under seal and contained a covenant to pay the rent and “to leave the premises in good repair, natural wear and tear excepted.” Possession was given at once, and the lessee proceeded to store in the building large quantities of grain.
