This appeal is the culmination of a decade’s long dispute between the Union Baptist Development Corporation (“the Corporation”) and the Union Baptist Church of Baltimore, Inc. (“the Church”) over real property situated at 1201 Druid Hill Avenue, in Baltimore City (“the Property”). The Property is part of the land on which a large Head Start Center building (the “Head Start Center”) is located.
