—In a proceeding pursuant to CPLR article 78 to review a determination of the Board of Zoning Appeals of the Incorporated Village of Lynbrook, dated February 25, 1993, which, after a hearing, denied the petitioner’s application for an area variance, the petitioner appeals from a judgment of the Supreme Court, Nassau County (Brucia, J.), dated December 8, 1993, which dismissed the proceeding.

Ordered that the judgment is affirmed, with costs.

On August 19, 1988, the petitioner’s predecessor in interest, Dorothy Cholost, was granted a variance to subdivide a lot in the Village of Lynbrook, Nassau…
