Plaintiff is a dealer in early American antiques and has for some 18 years conducted her business in the premises 931 Third Avenue, New York City. The store at street level and the basement including the vault beneath the sidewalk comprise the space used by plaintiff. Her shop is recognized as one of the high-grade dealers in Americana.
