Plaintiff leased from Charles A. Terrill the owner, a lot of land in the town of Ruston, Louisiana, at the southeast corner of Block No. 6 on Georgia and Vienna Avenues, with improvements thereon. The improvements consist of a filling station. The lease is in writing and was registered in Lincoln Parish promptly after execution. It is dated October 21, 1935, and provides for a primary term of five years, beginning November 1, 1935, at a monthly rental of $18.
