This is a bill in equity for the specific performance of an agreement, executed in August, 1891, by the terms of which the plaintiffs agreed to sell, and the defendant to buy, a lot of land in Northbridge, the plaintiffs to convey “ a good and sufficient and clear title to the same, free from all encumbrances.”
On May 17,1883, the first named plaintiff was seised in fee of the land in question, and on that day, for a valuable consideration, he conveyed the same, by a warranty deed, to Emily S. Carr, the granting clause being as follows : “ I do hereby give, grant, bargain, sell, and convey…
