Appellants Jerry E. Vaill and Betty J. Vaill (collectively “Appellants”) appeal the trial court’s grant of Respondents’1 motion *480for summary judgment. Appellants assert three points relied on.

This litigation centers around a claim by Appellants that they have an easement for a roadway within a 30 foot wide strip of land (“the disputed property”) located in rural Maries County, Missouri, and that this easement was originally granted in a 1908 general warranty deed to Appellants’ predecessors in title and through mesne conveyances to Appellants in 1966.
